You have to understand the local market.” (Robert Kiyosaki) You play the most important role on your home buying team, you’re the coach whose responsible for hiring the right team members, so ask questions & interview them as if they have a role in your milestone event of home ownership, because they do. It’s imperative that you identify your own wants & needs and communicate them with your team in order to help them help you. “The purchase of a residence is one of the most significant financial milestones in your life. It provides both monetary prosperity and emotional security.” (Suze Orman) The primary duty of your mortgage person is to secure financing for you that results in you getting the keys to your new home. Their secondary directive is to make it look easy, this is to save you stress and frustration. Your purchasing power should be documented through a local mortgage loan officer with pre-approval. The loan officer will issue you a pre-approval after going through the process of thoroughly reviewing your Financial Trinity documents (credit, income & assets) & worst-case scenario they’ll identify and give you solutions to any issues that may arise. The pre-approval document essentially arms your Realtor with the weaponry used in your house hunt. “Excellence is a continuous process and not an accident.” (A. P. J. Abdul Kalam) The Realtor is a vital member of your home buying team, they will help you: find a house that fits within your wants and needs; assist in negotiating and communicating with the seller side as well as each member of your team; review the home inspection with you; take you on the final walk-through of the home & renegotiate with the seller's side if necessary. Normally the Seller pays the real estate commission so working with an expert is definitely worth every red cent. The seller has their own Realtor looking out for their best interest, you deserve the same! “Real estate is my life. It is my day job, if you will. But it consumes my nights and weekends, too.” (IVANKA TRUMP) A certified Home Inspector is the member of your team that makes sure you’re not buying a lemon. Their report will let you know if the house is up to code and if there are any defects. The inspector looks at numerous items but at bare minimum according to the American Society of Home Inspectors (ASHI) the minimal checklist will cover: the home’s heating system; central A/C system; interior plumbing and electrical systems; the roof; attic and visible insulation; walls and ceilings; floors, windows, and doors; the foundation & basement and structural components. After reviewing the Home Inspection you will have 2 options: option one is to negotiate the offer or walk away from the home; the second option is if you’re satisfied with the state of the house you can simply move forward with the transaction. This would be the point that the attorneys begin communicating & the seller's side will draw up a purchase contract for the home. " As a Certified Home Inspector, I am telling a story of the home and trying to give the client all the information needed in order to make a sound and educated decision on whether to buy the home or not. Your attorney takes care of the escrow & reviews the verbiage in the contract to guard you. The seller's attorney is the one who writes up the contract & your attorney orders and reviews the title report on the property to ensure that the property is in good standing. “I'm a big believer in the fact that life is about preparation, preparation, preparation.” (Johnnie Cochran) Each member of your team has a role to play within your home-buying process and they each share the ultimate goal of getting you the keys to your new home. This will be done if they work cohesively together.
